every day a new apartment is getting built right now. Mogadishu will probably have a higher population than Nairobi or Addis Ababa. This won't necessarily be a bad thing if Banadir regional administration is able to maintain such growth and Mogadishu turns into a modern 1st class city in terms of better healthcare, education, more jobs and less employment rates etc inshallah.

This is horrible news for many reasons. Mogadishu doesn’t have the infrastructure, sanitation or resources to deal with an exploding population.

At the very least, there needs to be a public transport system introduced.

The government should also encourage people to buy homes in Afgooye and Balcad, and build modern motorways that link them to Xamar.

I agree. As of now, it isn't good news considering the city is currently unable to maintain such a population boom. However, when security gets better, local government will be able to focus on infrastructure and urban planning more

New guudomiye of banadir and mayor of mogadishu mudane yusuf madaale has plans for a fully structured sewage system.

Those who can't afford to live in the main city live along the Mogadishu- Afgooye highway. look at google earth. Mogadishu to afgooye is fully connected with deegans such as garasbaaley, ceelasaha biyaha and lafoole.

Also on the other side, huge deegan called gubadley, which saw a population growth from less than 20k in 2016 to a strong 100k in 2022, is about to become a district as well as karaan hosting the new dahab marina project. A new and bigger airport will be built in Cisaleey ( just after karaan towards warsheihk direction) as aden adde international is too crowded and sandwiched. projects like this will come with proper urban planning.

The biggest Somali population centres are turning into cities only for the elite, politicians, rich and diaspora. Rent going up is not a good thing, just makes it even more unaffordable for the average population. Our gdp per capita is only $400.

of course its not a good thing but this boom in rent is only happening within the 'green zone' districts like wabeeri, xamar jabjab, airport side of wadajir, boondhere etc. the rest of the city is filled with your average resident and not elites

I think they should ban any new suburbs in Benadir after the Dahab Marina project.

Encourage development in Afgooye and Balcad. It will boost the local economy in these towns and relieve pressure off Xamar.

Instead of having one decent looking city, you will have three.

that all depends on a strong security and governmental presence tbh. hence why even in Mogadishu itself, forget nearby towns, districts like waaberi where most politicians, security officers and elites live are experiencing such rapid growth but not somewhere like huriwa on the edge of the city where no politicians or government officials even go.

Afgoye is prime land for farming. I wouldn’t want to see it turn into a Xamar like city.

That is what i thought. The transportation will be a mess, but sanitations problems will be a disastrous.

Good news, we need to see more of that as it's a sign of Mogadishu's wealth. What an amazing city, I am in awe.

Contrary to others opinion this is good news in the sense that security in Xamar will improve with gentrification.

We must however not become like India, Kenya, South Africa etc where the skyscrapers are right next to slums.

Invest in the poorer areas and have proper city planning, sanitation etc
 
More dollars for the natives and property owners . The only thing I have problem with is the shity town planing , runned down infrastructure and the lack of regulations for the new houses and bussineses being constructed
Inshallah the new mayor and his administration will tend to these problems .

Afgooye and balcad should stay as a farming degmos in fact the growing population of towns like afgooye , balcad, janaale, buulo mareerey,jowhar , awdhiigle and other tuulos by the river should relocate to the coast. You cant even build proper roads in those farming towns due to river flooding and heavy rains besides it makes sense to use every inch of the fertile lands for food production .
 
Mogadishu especially the inner suburbs will become too expensive to live for ordinary people soon, unless you have a house. Others I know are seeing their homes for 200k US and buying with cheaper land else where.
Even Ceelasha Biyaha, plots are going for 30k-40k, in 2014 they were going for a 1k :wow:

Theirs still plenty of lands to develop, you have Deynile side, you have the Jazeera side, you have all the land above Darusalam to develop.

HG are I’d say middle classish in Xamar tbh. The Northern Mogadishu areas have more space to develop.

Places like Hodan, Hawl-Wadag, Xamar-Weyne, Waaberi, Wardhigley are well developed and the parts where most of the HG live in. Not much room for development but I welcome more and more roads.

Nowadays everyone lives everywhere, theirs not much of a divide. Waaberi and Hodan is mixed with every qabil living their and even diaspora. Warta nabada and Howlwadaag have mostly HG.
Theirs probably more HG in Ceelasha Biyaha than in these suburbs to be honest.

Karaan, Yaqshiid and most of the north has massive potential, whole sections of Karaan are still in ruin which are 5 minutes from Lido.

I’ve seen a lot of new developments in Kaaraan. North is still quite cheap to buy land in.
 
@NinWero have a look at this area in Jaziira

Jazeera is beautiful, I hope to get land there someday, but you have to be super careful because so many people have been ripped off with land that has already been sold multiple times.

I met a group of Cayr businessmen from the U.S in Xamar trying to buy 2000 plots in Jazeera to develop it, they were close to buying it at the time, but not sure if got it. I was also told two other groups consisting of Xawaadle and Abgaal are also buying massive blocks, on top of what Hormuud and IBS have already brought in Jazeera.

The problem I have with these people is they will use every inch of land for building, no consideration for things like parks or kids play grounds.
