hargeisa homes can easily reach $100-150k depending on the area (jigjigayar and other areas)
A lot of times you’ll pay for the house which is anywhere 40-60k to 80k max + the land beneath which can cost an additional 30-40k in hargeisa. Most people buy the land as well. The only “30k” home you’re getting is in daami slum or a very undeveloped unpopulated area on the outskirts of hargeisa.

There was already a thread posted on this very sub of a Hargeisa home $150k. My own sister spent $125k on the home and land in hargeisa 3 years ago. If you guys are broke just say that @Grigori Rasputin @World


There’s old homes on the market listed today for 40k but is just the home. Marketing trick. The land will run you almost the same amount. You can find 10k plots of land on the outskirts of hargeisa still. No road near and almost no home built next to it. Even if you buy the 10k plot and build a home on top you’re still spending close to 50k on a home I don’t even consider in the city

Any eedo can go in an ayuuto/hagbad and get that money in a few years.

That’s not the point of the thread. Just highlighting the fact these homes exist. Also yeah it’s called correlation most the people that can’t afford such a home it’s because they’re broke

Some areas of the town like jigjigayar district and other areas are more expensive than this even

So the average price is between 40-100K.

That means there as many houses above 100K in Hargeisa as there are houses that are under 40K.

So @World and @Grigori Rasputin have been proven right.

No. They said homes are 30k. So I proved them wrong. Especially considering these numbers only rise every other year or so. They scoffed at 150k home in hargeisa like it’s a myth and I showed them one posted on this very forum

Yes but the tweet you quoted said that most homes fall between the 40 to 100K range.

If you use a bell curve, that means there will be as many houses under 40K than above 100K.

In fact, since 30K is closer in number to 40K than 150K is to 100K, that means there are more 30K houses than 150K houses in Hargeisa.

Yes so unless you struggle to comprehend the English language “most” are between 40-100k that would mean there’s few homes less than 40k in Somaliland. As I said those houses are either very old or in poor area

And there are also less homes worth 150K.

I never said most homes were 150k. I said most homes were in the 100k range. So I wasn’t wrong. I said there was a few homes around 150k and they scoffed like it’s unimaginable. So I had to show them proof.
 
Also the 40-100k is just for building the home. You still have to buy the land underneath as it makes no sense to build a home on another persons land. That would run you an additional 10-30k depending on where in the city. Some areas of the city are above 40k for a plot of land these days. People ask for that amount and some are willing to pay

There’s no homes for 30k like you claimed anywhere over there. It’s funny you even mentioned masalaha. I can show you a bunch of homes over there well over $100k. Also why are you ignoring the 150k home I posted above?

The average GDP per capita of Somaliland is $700. What you’re saying is that it will take the average person 43 years of saving 100 % of their salary to get a house in a daami slum. I’m not broke, but I find it crazy much the locals are priced out the market. They have no hope of ever getting property.

Plenty local landers pay that much. It’s not all diaspora. Many local people got rich selling plots of land they acquired for like $2-5k pre 2008.

Many of these people don’t get that type of money off of salary. They sold their lands they’ve been holding when they acquired it for 2-5,000 a plot or even less could have been gifted to them.

Plenty lol gtfo, only a minorty are able, lucky if even 2% of local Somalilanders can buy 100k, most are just living in their generational houses

This will lead to a huge wealth and housing gap upcoming generation

Actually plenty of locals got enough money in that range selling lands they previously owned. All of my neighbors are locals not diaspora and they live in houses that are either same price or bigger than mine. I’m in hargeisa right now by the way.

I will even concede to his argument (@SomaliRealist -unhinged) that homes cost $150k.

There are homes that are $150k and above. However, these are the homes of like .00000001 of the population.

I for one will never build a home for such an exuberant amount in a entity that does not have any of the basic public works.
Too many of them you have to get water by a tanker. It is actually deposited into a big barrel above your roof. It runs out in just 4 days.
The moment you come out of your house you’re greeted by rocks, trash and makeshift homes as your neighbors. This is asking for the evil eye.
in other countries you have suburbs away from the poverty-stricken but in Somaliland (Somalia) you’ll build a mansion next to a destitute family.
You can’t even enjoy that home. You’ll question the fairness of life.
