There are homes that are $150k and above. However, these are the homes of like .00000001 of the population.

I for one will never build a home for such an exuberant amount in a entity that does not have any of the basic public works.
Too many of them you have to get water by a tanker. It is actually deposited into a big barrel above your roof. It runs out in just 4 days.
The moment you come out of your house you’re greeted by rocks, trash and makeshift homes as your neighbors. This is asking for the evil eye.
in other countries you have suburbs away from the poverty-stricken but in Somaliland (Somalia) you’ll build a mansion next to a destitute family.
You can’t even enjoy that home. You’ll question the fairness of life.
Yeah my estimates of homes being in the 100k range is true. You said homes are 30k. There’s very few homes that are 30k that were built in the last 20 years. That’s also like 0.0000001%. Unhinged old man. It’s funny you won’t from saying there’s no 150k homes to now saying they’re 0.00001% of the population LOL. Just concede defeat. Also show me a new home that costs 30k like you said

Xamar is worst with some plots being worth a million dollars. Outskirts around 80-100k prr plot.I dont know why our country has such high land/home prices. I as a diaspora cannot afford it so imagine the locals? Even Turkey has cheaper homes!

I doubt think most Somalis back home are renters, like @Mount23 said, they live on their generational land/homes. Their biggest challenge however, is finding the funds to improve their residential living standards. A proper roof/walls, indoor plumbing, doors with locks, etc.

In Hargeisa, a townhouse can easily be built on the outskirts (15k land, 40k building the homes). The homes would most likely be rented out (to young couples looking to leave their generational homes), as the average people cannot afford to buy a 45-50k home (locals really aren't out there looking to buy homes either).

The only people able to afford the 100k homes you see in SL are the ultra-rich locals and the diaspora.

This is the other thing like you said. The numbers quoted in figures you find online is flat out wrong sometimes. In person you’ll find some people are asking for crazy amounts and there’s actually some people willing to pay. Maybe it’s because I live in a nice area of hargeisa but few years ago the people that live across from my fathers house tried selling their land plus the house on top of it to my sister for 160k. She said no got her own land and built a nicer newer home the entire total for the land and home she spent $125,000

You are absolutely right the demand for land is high and the supply is low. I wouldnt be surprised if Jigjigayar and other downtown xafaads are that price. Its one hundred plausible, Xamar and Hargaysa have a very low supply with alot of demand = exorbitant prices.

I live near madaxtooyada and jigjigayar is the next district over from me. Land in both areas is very expensive these days

Also I think it’s very hard to even put land prices in a specific range these days. It really depends on the side of town and even then it’s completely up to the seller to charge whatever he wants. There’s plenty of diasporans coming in and paying crazy amounts which ends up raising the market for everyone else too. If I’m a local and I know how much my neighbor just sold his stuff for, do you think I’m asking for anything considerably less or placing it in that market range too?
 
Oh yeah things like being along the main road can also make a land more expensive. Prime real estate. This was like 2016 but I know a guy who wanted to buy a large stretch of land enough to put a gas station and a average sized shopping mart with parking near jigjigayar area. It was along the main road that goes in front of sacadadiin furniture store if you pass it for another 5-10 minutes or so. The people he wanted to buy the land from ended up asking for $1 million lol he said hell no. People aren’t stupid if you are wanting a large land in front of a main road in a busy area they know you gonna use it for business. And they know you’ll probably make good money from it

hargeisa homes can easily reach $100-150k depending on the area (jigjigayar and other areas)
A lot of times you’ll pay for the house which is anywhere 40-60k to 80k max + the land beneath which can cost an additional 30-40k in hargeisa. Most people buy the land as well. The only “30k” home you’re getting is in daami slum or a very undeveloped unpopulated area on the outskirts of hargeisa.

There was already a thread posted on this very sub of a Hargeisa home $150k. My own sister spent $125k on the home and land in hargeisa 3 years ago. If you guys are broke just say that @Grigori Rasputin @World


There’s old homes on the market listed today for 40k but is just the home. Marketing trick. The land will run you almost the same amount. You can find 10k plots of land on the outskirts of hargeisa still. No road near and almost no home built next to it. Even if you buy the 10k plot and build a home on top you’re still spending close to 50k on a home I don’t even consider in the city

Turkey is a upper-middle income country that has a GDP per capita that is 12x higher than Somaliland, yet you’re saying you can get cheaper and better property there in their capital than in Somaliland?
