Why it is not a good idea to buy a home in Somalia anytime soon.

What people need to understand is that Somalia is a massive country by size. This means that most land in Somalia is actually barren empty with pockets of dingy towns in between then the major cities which are less than a handful.

You may have seen some luxury neighbourhoods in Somalia that have homes for sale and was even tempted. Then some of you may have seen the price tags: $200k+ for a house and thought that is too high. Well it is high! These developers know that this is the only time in history where they can make the most profit. It is all about supply v demand. There is great demand but no supply.

So you may buy a luxury house for 200k which in 20 years would be worth 80k because a lot of developers have entered the market and built all around the country.
 
Exactly, it's hard to even tell what's a nice neighborhood as there is so much change happening year after year. Unless you have specific family history to the area in which the house you want to buy, it's not a good idea. You should try to instead buy land and build the property yourself after some years.

There one upside in Mogadishu renting a house of 3bd 2b is 300 USD. This also includes the new apartment that look like towers also, but Mogadishu is a great place to purchase a house if your gone move there.

I am currently sticking to my qabiil stronghold until Somalia as a whole standardises property laws with proper systems in place. Can't risk any investment right now.

For now renting and land ownership sounds like a good idea not house purchase.

Exactly I advise all Somalis build up their tribal lands for the time being.

I agree with everyone who said to stick to your own deegaan. Whatever you do, don't buy property anywhere your family doesn't have historic and present roots/power in. As in, if the proverbial hits the fan, if you cannot sit down with local authorities or clan elders, don't buy it. Learn from the 1991 civil war (Mogadishu), many people lost their land and properties, and when they tried to get it back decades later, they were killed. It's not worth it at all.

Also, even in areas where your people are the majority, you can still encounter annoying people that try to pretend it was their land first. Make sure you buy from the real owner and get legal paperwork, authorised by local municipality and so forth.
