Assad, the tyrant who used to label anyone opposing him as a terrorist, is now suddenly willing to hold all sorts of talks. How nice of him, taking the diplomatic route when it's too late. Does he really want to go out with the rebels at the doorstep of his office? I don't think he's that stupid.

44 years ago, the late President Anwar Sadat exposed the Nusayri regime. In order to maintain control, Hafez al-Assad, his brothers, and the Alawites were forced to sign a mutual defense treaty with the Soviets. It reached a point where, to maintain control over himself, his brother, and his Alawite sect—against more than 98% of Syria—he brought in the Soviets to protect his regime.

Opposition are now in two separate part around and in Damascus. You will hear the capture of Damascus pretty soon. Assad nowhere to be found.

Assad would be stupid to stay in Damascus at this stage; he will have to move to the Alawite heartland and fortify his positions there.

The majority of the SAA is Sunni and they'll likely defect or refuse to fight for the Alawite regime and its dictator... so Assad will have to create an all Alawite defence force for Latakia and Tartus.
