Shisha is awesome way to cool down your head I usually order a shisha in tea shops and smoke with my buddies

My dad would crucify me if he ever founds out I smoke shisha

what are my options?

Be Patient. Wait for the 3 year contract to end, by then u will have 3 years worth rent and take over his business because your property will have a reputation for the shiisha business hang out- people will be coming there for shiisha. A win win situation
