it might go boom, the real estate will probably sell it for 10k.
Empty land in the outskirts of Afgoye costs 10-20k. In Xamar with 10k you can't get even a quarter of an empty boos. These Villas cost easily over 300k

kaaraan prices are decent
It depends wich parts of Kaaraan? The area near Heliwaa has traditionally been cheap since its the outskirts of the city but the areas near Yaaqshiid, Cabdicaziis and Shibis have some of the highest land prices. The real estate prices in Heliwaa and Northern Kaaraan have spiked ever since the Benadir admin announced a new airport in maaxay.

All of Muqdisho is booming eebow from Jaziira to Heliwaa and from Xamarweyne to Dayniile and everything in between. Though If you have a small purse then Northwestern Kaaraan and Heliwaa, along with Kaxda, most of Dayniile, Western Yaaqshiid (excluding Darussalam) and ceelasha is a smart investment.
How is Kismaayo doing though?
