It depends wich parts of Kaaraan? The area near Heliwaa has traditionally been cheap since its the outskirts of the city but the areas near Yaaqshiid, Cabdicaziis and Shibis have some of the highest land prices. The real estate prices in Heliwaa and Northern Kaaraan have spiked ever since the Benadir admin announced a new airport in maaxay.

Though If you have a small purse then Northwestern Kaaraan and Heliwaa, along with Kaxda, most of Dayniile, Western Yaaqshiid (excluding Darussalam) and ceelasha is a smart investment.
